Preliminary Steps BEFORE Construction

A) Create all documents with construction lender and/or investor and mortgage bank:
[ ] 1. Land Purchase Agreement
[ ] 2. Home-Owner Builder Construction Loan Agreement (under State of Michigan Laws)
[ ] 3. Home Construction Escrow Account and Progress Payment Procedures
[ ] 4. Home Completion Agreement: Final Inspections, Appraisal, Closing and Occupancy
[ ] 5. Final Mortgage Agreement (Includes payoff of construction loan and fees)
[ ] 6. Home Equity Loan Agreement (Added to mortgage total for single monthly payment)
[ ] 7. Construction Completion Agreement and Surety Bond

B) Receive Insurance Estimates from Insurance Providers for the construction phase.These insurance policies cover all parties involved in the project including you, architects, lenders and subcontractors, and, all the materials including tools, supplies and equipment from fire, windstorms, tornadoes, vandalism, malicious mischief and job site theft, etc., plus insurance for personal injuries, accidents, death, libel and slander.
[ ] 1. General Liability
[ ] 2. Course of Construction or Builders Risk Insurance
[ ] 3. Workman’s Comp. (Required if hiring workers that are NOT Sub-Contractors.)

C) Myer finds proposed land site that meets the following criteria:
[ ] Land is buildable and zoned single-family residential.
[ ] Land asking price is $25,000 or less.
[ ] Land is NOT in a floodplain.
[ ] Land is free of tax liens, encroachments, estate proceedings and property stakes have been placed upon property lines, including a plot copy of a recent survey.
[ ] All utilities have been contacted for availability, hook-up estimates and perk-tested if required for an in-ground septic system and drain field.
[ ] There are no underground obstacles, old foundations, septic tanks, gas pipes, etc.
[ ] The title is clear and free to purchase and build and all mineral rights included.
[ ] A preliminary site plan has been drafted and submitted to the county office for permission to build clearance (showing general house design, placement and required utility hook-ups and service lines, etc.), BEFORE MAKING A PURCHASE OFFER ON THE LAND!

After ALL Preliminary Steps are Completed:

LAND SITE PURCHASE

[ ] After Myer has located, inspected and made a 5 to 10-day hold offer to purchase, Myer gives the banker the selected “land site plot package” to be reviewed and accepted by the bank (or investor) for purchasing. After acceptance, the Bank then transfers funds or writes a check at a title office scheduled closing, or bank office for final signing of the land site acquisition.

CONSTRUCTION PHASE BEGINS

[ ] Construction Loan Escrow Account is Opened with Budget of $135,000.
[ ] Myer Completes final home design blueprint that “fits the property” just purchased. (5-Days)
[ ] Myer submits final home design and layout to builders office for a 6-month Building Permit.
[ ] Myer Orders Temp. Electrical Service at land site.
[ ] Myer Orders City Sewer Hook-up Service (If Sewer Hook-Up is available)
[ ] Myer orders City Water Hook-up Service (If City Water is available)
[ ] Myer orders Natural Gas Hook-up Service (If Natural Gas Service is available)

FOUNDATION and ALL Underground Utility and Plumbing Trenches
[ ] Skim off top grass layer and make dirt pad for house.
Add ground flags where home will be positioned, then start underground trenches for street utility hook-up lines first (if available) to make sure they are ready for street service connection services with a cut-off valve, until home is built and ready for service connection.

CEMENT SLAB
After ALL Underground pipes and lines have been installed, including pad foam insulation and plastic sheeting where required, back-fill all trenches, tamp dirt pad and add crushed stones.
[ ] Dig Foundation Post Holes, add Cement, Hardware and Bolt-on Posts.
[ ] Add concrete pad forms, mesh, rebar and skirt boards.
[ ] Smooth, add floor patterns where needed.

EXTERIOR WALLS AND ROOF
After all underground and cement work are completed

[ ] Complete all structural framing, purlins, rafters and window and door rough-ins.
[ ] Add exterior house film, exterior sheathing panels and install all exterior doors and windows.
[ ] Add roof rafters, plywood sheets, Edge fascia boards, R-39 solid foam sheets and rubber top coat.

INTERIOR
[ ] Construct interior 2x4 walls.
[ ] Add electrical service box, wire runs, outlets, switches and lighting fixtures.
[ ] Hook up main 200Amp electrical service box from temporary service pole (use electrician)
[ ] Install all low voltage doorbells, ceiling speakers, volume controls, alarm, cameras, motion sensors and smoke detectors.
[ ] Run all plumbing pipes
[ ] Run all HVAC Duct Work

ROUGH-IN INSPECTION PASSED
[ ] Install all DRYWALL, Prime and Paint
[ ] Install all door and window trim and base. Caulk and paint trim.
[ ] Install hot water heater and water filter
[ ] Install gas furnace
[ ] Install AC Unit
[ ] Install all Flooring
[ ] Install all window treatments
[ ] Install all kitchen cabinets, countertops and Island kitchen w/outlet
[ ] Install all kitchen Appliances and sink and faucet.
[ ] Install washer and dryer and utility sink and faucet.
[ ] Install Light Fixtures
[ ] Install Bathroom Vanities, vent fans, sink and faucets, Walk-in Shower units and toilets.
[ ] Install fireplace set, vent, chimney and cap.
[ ] Install 2 auto underground lawn sprinklers and control box.

END CONSTRUCTION
[ ] Touch-ups, Clean Site and Final Inspections
[ ] Schedule Appraisal and New Home Mortgage Closing that PAYS OFF the Construction Loan and creates a NEW 40-yeear mortgage for the New Home Owner/Builder, including a home equity loan check made payable to the owner that leaves 10% equity remaining in the home as a mortgage down deposit.

Back fill pad, stones, insulation sheets, plastic, mesh, floor heating tubes.
Pour Concrete Slab and stamp patterns where designed.
Exterior Walls, Outside wrap and Wood Siding
Roof Rafters, Plywood Roofing, R-42 Foam Boards, Glue, Tar Paper and Rubber Coat Exterior Doors and Windows
Interior Wall Framing
Install Plumbing
HVAC Ducts
Electrical
Drywall, finish and paint
Kitchen Cabinets
Bathroom fixtures
Furnace, Water Heater and AC unit
Flooring
Interior Doors
Kitchen Appliances
Washer and Dryer
